Belmont Plaza

Belmont Plaza was a former 84,000SF Shopko building that was renovated and transformed into a six tenant strip mall.

Datum Construction was contracted by Belmont Associates from West Palm Beach, FL to remodel and subdivide an existing 84,000SF former big box store (K-Mart) into six mid-box suites ranging from 12,000SF to 17,850SF. The former K-Mart had set vacant for nearly two years with little to no interest from other big-box retailers.

The first phase of the project consisted of removal of all interior finishes, walls, ceilings, etc. as well as asbestos abatement throughout.

Phase 2 of the project consisted of subdividing the space and providing new utilities to each suite. The electrical switchgear was completely replaced and paved the way for independent metering for each tenant. The roof was also replaced with a new TPO membrane and Poly-ISO in order to bring the thermal envelope up to Code, and also provided a new warranty to eliminate costly repairs and headaches for the building Owner.

Phase 3 of the project consisted of a new Design-Assist façade facelift to cater to the new tenants and storefronts.

Phase 4 of the project was added as the last phase as the “icing on the cake” for this project. The existing parking lot had been neglected for so many years and was in complete disrepair. Datum Construction utilized various methods including a combination of roto-milling and sealcoating to breathe new life into the plaza in a cost-effective manner.

Nearly 18 months after the completion of this project, 100% of the building was leased with 10+ year leases. The plaza is currently seeing more traffic than it has seen in nearly 10+ years!
